Can you help me if I have a Foreclosure?
Yes, we can help people that have experienced a bankruptcy or a foreclosure. We help you if you have any type of negative credit history or no credit history at all. We do NOT CHARGE for these services, they are free to our clients.
What if I don’t have a large down payment at this time - can you work out anything?
The larger the down payment that you can make, the better. The reason is that we can lower the monthly payments on the house. So, if you can put $5,000 or more down on the house, you may be able to save, as much as, $100 per month in payments!
How much of a house can I afford?
The staff at American Housing Providers, Inc. attempt to match people with affordable housing. We match prospective home owners with clean, affordable housing in the area. This will vary depending upon your income, upon the bills that you have, upon a number of factors. Just call us for a FREE and private consultation. A general rule of thumb is 25% of your gross income. So, if you and your spouse earn $32,000 then you can afford $8,000 per year in house payments or about $667/mo in a house payment. Some banks will suggest that you can afford as much as $880/mo. based on a 33% payment ratio. (Let us help you determine how much you can afford.)
